New apartment complex planned on Fleming Island

FLEMING ISLAND – NAI Hallmark, a leading commercial real estate brokerage and property management firm in Jacksonville brokered the sale of 11.371 acres of land located at the intersection of U.S. Highway 17 and Radar Road. The transaction was brokered by managing partners Keith Goldfaden and Christian Harden, SIOR on behalf of the seller, Fleming Island Business Park III, LLP.
The buyer, Bristol Development Group based in Franklin Tennessee, purchased the Property with plans to develop an upscale apartment community. Located at the northwest corner of U.S. 17 and Radar Road, the property is situated within one of Northeast Florida’s wealthiest zip codes.
“We received an incredible amount of interest in this property from developers across the country given it may be the last available multi-family site in all of Fleming Island,” said Keith Goldfaden, managing partner of NAI Hallmark.

Applications for property tax exemptions due by March 1

CLAY COUNTY – County Property Appraiser Tracy S. Drake wants to inform the citizens of Clay County that the statutory deadline to apply for property tax exemptions is Monday, March 1.
Homestead exemption applicants must have legal or equitable title to the property as of Jan. 1. Applicants must also provide two documents to establish proof of permanent residency (i.e., updated driver’s license or identification card, voter registration card, vehicle registration, utility bill, etc.) and the social security numbers of all applicants (including spouses) is required. Applicants who are not U.S. citizens must provide a copy of their permanent resident (green) card. Applicants without permanent residence status should contact our office for eligibility details. Mobile home owners should also bring the title(s) or registration(s) to the mobile home.
Applications may be filed at the main office in Green Cove Springs located on the second floor of the Administration Building, the Orange Park branch office located at 1518 Park Ave. or at the Tax Collector’s branch office located at 7380 State Road 100 in Keystone Heights.
Once the initial application has been filed – and granted – the exemption will be automatically renewed each January and a renewal notice will be mailed to you. If you still live in the home and qualify for the exemption, no action is required - keep the renewal notice as your receipt and continue to enjoy the benefits of lower taxes. It is your responsibility to notify the Property Appraiser if your eligibility for exemptions has changed.
Florida law provides for a number of ad valorem property tax exemptions, classifications and assessment reductions which will reduce the taxable value of property. The property owner must qualify as of January 1 of the current assessment year. Clay Health unveils ‘The Healthy Together App’ For Clay Today

GREEN COVE SPRINGS – Floridians are working to slow the spread of COVID-19 and stay updated with The Healthy Together App. The App allows one to:

• Receive COVID19 results

• Assess symptoms

• Provide self-service contact tracing

• View COVID19 trends

• Learn what to do following a positive COVID19 result

The Healthy Together App is available for download on the App Store or Google Play and provides secure COVID-19 Molecular test results. Once test results are received by the Department of Health, a text message will be sent from the number 78549 to the phone number provided during the testing process. Recipients of the text message will be able to download the Healthy Together App. After entering their date of birth and phone number that they provided during testing, results will then become available in the App. This process will ensure the confidentiality of their results. App users will be provided with resources for protecting themselves and their close contacts. They can also choose to receive important COVID-19 updates from the Department of Health.
